You know where you want to live and have the money, but don't know the best way to go about finding your dream home?

You've worked out how much you can afford and where you want to live. The next move is to start the search and in the old days this meant doing hours of footwork around your chosen area to either spot suitable property or to visit local estate agents. However, after you've selected homes to view, how do you make sure you're the person who clinches the deal before the others do?

Get your financing in place and appoint a solicitor - this effectively puts you in the 'Go' square on the Monopoly board of real-life property buying. Vendors will expect this and it's something many buyers forget to do.

Impress upon both vendors and agents that you are ready to move: you've done the research, you know what you want, and the finance is ready.

Be keen: give them your work, home and mobile numbers. A mobile phone is extremely useful when buying property.

When you spot a property that might suit you, make an appointment to view immediately. You are at an advantage if you are the first to see the place.

Make sure you keep up to date about properties coming on the market in your target area - in the old days this meant constant telephoning and contact.

Don't get cross or impatient with estate agents - keep your smile, keep your cool and keep calling.
Don't lie back and wait for it to all happen - be keen and proactive with your chosen estate agent/s - that way you'll be at the head of the bidding queue.

Words of warning
Don't expect to find your dream home - you'll rarely find properties that fit every criteria. It's realistic to forget your social life for a month or so - you will need to drop everything at short notice if a promising property comes up for viewing.
