It's the little things that can help to sell a home quickly and for the right price
Once you've decided to sell your home, make sure that it's in good working order before you start showing people round. Even minor improvements can make a difference to people's perception of the house and can make it easier to sell.
First impressions matter, so make your house look light, attractive and welcoming. Be friendly and relaxed, even if you're desperate to sell; don't be negative about the house or area; mention the benefits of living there.
Be honest about the running costs - have utility bills to hand if you like. Never talk about money - leave that to your estate agent. You're selling a home and not just a house.
Beware of appointments arranged around mealtimes, as strong smells of frying onions or fish pie could work against you. Certain cooking aromas, however, such as baking bread or cakes, can have a positive effect on potential buyers. Freshly-brewed coffee is said to work best of all.
Don't try to create an inviting atmosphere with joss sticks or aerosol fresheners - they're not to everyone's taste. If you're keen to cover something up - a smelly dog, or rising damp - a mild potpourri or scented candles are more effective.
Don't follow house viewers from room to room as if they're going to steal your knick-knacks. Offer them the chance to look around on their own, also to return and see the house again.
If people are coming to see your home in the evening, a soft lamp in the window can look welcoming.
If you're a useless gardener, brighten up your outside space simply by adding some hanging baskets.
